GSS Title is a full service Title Agency providing Title Services throughout the State of Florida.

 

Because of our proprietary Guaranteed Short Sale System™, and the free Short Sale Processing services that we provide for Homesellers involved in short sale transactions, the majority of our business currently is short sale related. We do however provide title services for both short sale and non short sale transaction.

 

The GSS Guaranteed Short Sale System™

 

There is a tremendous amount of work needed – and a lot of ‘moving parts’ to manage – in order to ensure that a Short Sale will close successfully and without any last minute disasters. We have developed an end to end process that begins when a homeseller lists their home for sale, all the way through the successful closing. Unlike the vast majority of providers who will only provide an estimated HUD statement for the lender, and wait for lenders to approve a short sale before actually engaging in any title work, GSS instead will

 

  • Immediatley upon receipt of your short sale order, we will order a complete title and lien search and issue a title commitment for the property – even if no contract has been obtained. We will furthermore update this search periodically  to ensure that we are completely aware of any new issues that could affect the short sale – before it is even approved.
  • Contact all lenders and lien holders to advise them of the short sale, obtain payoffs and request to slow down or terminate collection and/or foreclosure proceedings.
  • Work with the Seller to gather all documents that are required for each particular lender so we can submit a comprehensive and complete ‘short sale package’ to each Lender once a contract has been obtained.
  • When a contract has been secured we present an un-matched and extremely comprehensive short sale package to each lender and get to work on obtaining the lender’s short sale approval.
  • During the entire process, we will follow up with each lender at least once per week – more often if needed – and communicate with buyers, sellers, and agents at least once a week to keep all parties completely informed and updated.
  • Once lender approval has been obtained we will obtain the Seller’s FTC/MARS acceptance and notify all parties of the successful approval
  • Finally, we will close the transaction locally  at whatever location is most convenient for the parties.

We perform all of these services on behalf of the Seller, as part of our Title and Closing Services, at no additional cost or fee whatsoever. Very much like the REALTOR’s commissons are paid at closing, from the lender’s proceeds, likewise our title service/closing fees are paid at closing from the lender’s proceeds. There will never be any additional charges to the Seller, Buyer or any of the Agents for our services, and we only get paid if and when the transaction closes.

Non Short Sale Transactions

 

As a full service title agency we perform title and closing services for any type of residential real estate transaction. Our rates are extremely competitive and we charge a single flat fee title service fee, that includes all our title and closing services, including any and all out of pocket expenses, whether your closing is ‘across town’ or ‘on the other side of the world’.  You can expect HUD statements and Title Commitments prepared within 24-48 hours of receipt of your order, as opposed to an hour before closing, and we happily assist in ordering surveys, obtaining insurance quotes and other closing related items.
