Mortgage Assistance Relief Services Disclosure
( Note: This disclosure is applicable only to short sale transactions.)
Due to the number of advance fee frauds, and firms taking advantage of home owners in distress by charging up front fees, the FTC effective 1/31/2011 released its Mortgage Assistance Relief Services Rule (MARS).
Companies and Service Providers who assist Home Owners in obtaining Mortgage Relief, such as Loan Modifications or Short Sales, are required to make the following disclosure:
You may stop doing business with us at any time. You may accept or reject the offer of mortgage assistance (i.e. short sale approval) we obtain from your lender or servicer. If you reject the offer, you do not have to pay us. If you accept the offer you will have to pay us our agreed upon title services fee – which in actuality will be paid by the lender at closing.
You will never have to pay GSS Title any fees out of pocket whatsoever, period!
GSS Title LLC is not associated with the government, and our service is not approved by the government or the lender.
Even if you accept our offer to assist you with your short sale, and use our services, your lender may not agree to change your loan (i.e. approve your short sale).
